Housing and Tenancy Management (this is not an estate agency

Experience for this role is essential
Working as part of a great team the duties are as follows;
To have knowledge of current legislation, good practice and other guidelines, relating to housing and tenancy management.
Ensure tenancy sustainment emphasising tenants and leaseholder's responsibility to keep to the terms and conditions of their tenancy and or and lease agreement.
Responsible for tenancy enforcement by taking appropriate action as and when required, in line with policy, procedures and current housing legislation.
Carry out an annual program of Tenancy Audits, (including Right To Buy audits and priority transfers.
Undertake investigations including carrying out credit checks, taking appropriate actions in relation to Tenancy Fraud such as subletting and abandonment, ensuring compliance with current legislation and the tenancy agreement.
Carry out investigations in line with policy and procedure for low level Anti-social Behaviour (ASB), ensuring that all cases are recorded and monitored. Referring cases to the ASB team where court action is deemed necessary
Having a working knowledge of all housing options and the Lettings policy, advising customers on their options and use of Locata to make bids. To run reports and provide information where necessary
Knowledge of other data bases used, such as Locata and reACT, and the ability to use these effectively in providing a customer focussed service.
Work with Income Advisors, to assist and help prevent debt through early intervention, at settling in visits, tenancy audits and transfer visits, providing support and/or referring cases to Income Advisors.
Deal with safeguarding issues relating to vulnerable adults and children, provide support and advice and ensure referrals are made to the appropriate agencies.
Carry out programmed and other home visits to tenants, particularly those deemed to be vulnerable.
Investigate all complaints, providing information as necessary to Team Leaders and Managers.
Manage complex health challenges faced by some customers, such as social and mental health cases by identifying needs and providing support, working with external agencies such as Social Services, Community Mental Health Team and Adult Care, the Police and other public bodies.
